How much does a lodge cost?
Like most properties, location is key. Other factors will also determine the price, like views, amenities available on the development, and the size and specification of the plot itself within the development. The longer the agreement and the amount of time the park is open throughout the year will also affect the price when you purchase a lodge. At Mullacott Park prices range from £99,950 to £250,000 and we are open 365 days a year.
What is the length of the agreement?
At Mullacott Park we offer a 99-year licence agreement. A licence agreement works like a lease, and the longer the agreement the more likely the lodge will appreciate in value, which is an important point to consider when purchasing.
What are the running costs?
The lodges are built to withstand the rigours of the coldest winters and the hottest summers. The floor designs are generally centred around the function of holiday usage, they are built as maintenance-free as possible to enable you to enjoy your leisure time. Your costs will include electricity, gas (LPG) and ground rent. The lodges at Mullacott Park are built to much higher specifications and U-values which reduce the running costs compared to other lodge manufacturers and parks.
2018 – Annual site fees are £3084.85 + VAT. Water and Sewerage Rates – £509.85 + VAT (which is now payable in Holiday parks). Electricity is metered. The current rate is 17.6p/kWh. Piped Gas charges are billed quarterly in arrears. If you are a member of the GRI (Guaranteed Rental Income Scheme) your surplus income will cover the site fees and utilities.
What are site fees? (ground rent)
Site fees are a payment to the park for looking after the private estate, grass cutting, street lighting, water and general maintenance of the site including staff and amenities.
Can I use the lodge all year round?
Yes. Mullacott Park is open for 12 months of the year. Holiday parks are granted a licence from their local authority and this licence dictates the time the lodge can be used.
Can other members of the family use the lodge?
Yes. Your lodge is yours to use as you like with family and friends welcome to stay, however, it is a condition of the local council site licence that all visitors register at reception on arrival and departure. We recommend that all owners advise us of any friends or relatives arriving for obvious security reasons.
Can I live in my lodge permanently?
No. Lodges at Mullacott may not be used as your sole residence. The park is licensed by our local authority for holiday use only, however, there is nothing to prevent you using the lodge to the maximum amount of time allowed. You must have, and be able to provide details of your main residence, including where you are registered on the electoral roll.
What is included within the purchase price?
Lodges are fully equipped. By that we mean they are fully furnished, carpeted, with fitted kitchen and appliances, beds, curtains, lighting, etc. The only items you would normally have to purchase yourself are the television, bedding, crockery and cutlery, but we can arrange these if required.
What if I want to resell my lodge?
Your lodge can be sold at anytime in the same way that a house is sold. This is normally through the Park or an estate agent. The only difference at Mullacott Park is that we are allowed 48 hours from when an offer is accepted in which to match that offer, in which case the lodge would be sold back to the Park as per the British Holiday and Home Parks Association (BH&HPA) guidelines, of which we are members and therefore we follow their regulations.
