How much does a lodge cost?
Like most properties, location is key. Other factors will also determine the price like views, amenities available on the development, and the size and specification of the plot itself within the development. The longer the agreement and the amount of time the park is open throughout the year will also affect the price when you purchase a lodge. At Mullacott Park prices range from £99,950 to £249,950 and we are open 365 days a year.

What is the length of the agreement?
When you purchase a lodge you will be offered a licence agreement outlining the terms of its use. It works like a lease and the longer the agreement the more the lodge can cost. Agreements can be anything from as little as 10 years. At Mullacott Park we offer 99 years. This is a very important element to consider before you purchase a lodge.

How much will a lodge cost to run?

Our lodges are built to withstand the rigours of the coldest winters and the hottest summers. The floor designs are generally centred around the function of holiday usage, thus they are built as maintenance-free as possible to enable you to enjoy your leisure time. Your costs will include electricity, gas (Lpg) and ground rent.The lodges at Mullacott Park are built to much higher specifications and U-values which reduce the running costs compared to other lodge manufacturers and parks.

What are site fees? (ground rent)
Site fees are a payment to the park for looking after the private estate, grass cutting, street lighting, water and general maintenance of the site including staff and amenities. At Mullacott Park site fees are £2,995 including vat per annum.

Can I use the lodge all year round?
Holiday parks are granted a licence from their local authority and this licence dictates the time the lodge can be used. Mullacott Park is open for 12 months of the year, whereas other parks often close for weeks or even months during the year.

Can other members of the family use the lodge?
Your lodge is yours to use as you like as long as you follow the rules that Mullacott Park have provided for the benefit of the lodge owners. Family and friends are welcome to stay, however it is recommended that the park is notified for security reasons and so that we can keep an eye on your investments if you take part in our guaranteed rental scheme.

Can I live in my lodge permanently?
Lodges at Mullacott may not be used as your sole residence. The park is licensed by our local authority for holiday use only, however there is nothing to prevent you using the lodge to the maximum amount of time allowed. You must have, and be able to provide, details of a main residence elsewhere in the UK or abroad.

What is included within the purchase price?
Lodges are fully equipped. By that we mean they are fully furnished, carpeted, fitted kitchen with appliances, beds, curtains, lighting, etc. The only items you would normally have to purchase yourself are the television, bedding and cutlery, but we can arrange these if required.

What if I want to resell my lodge?
Your lodge can be sold at anytime in the same way that a house is sold. This is normally through an Estate Agent or the internet. The only difference at Mullacott Park is that we are allowed 48 hours from when an offer is accepted in which to match that offer, in which case the lodge would be sold back to the Park. There is a Code of Practice adopted by the British Holiday and Home Parks Association (BH&HPA) of which we are members and therefore we must comply with this regulation.
